Terms of Service
Occupo is a messaging assistant operated by Solutions Mira AI Inc. (“we”, “us”) on behalf of property managers and landlords (“property managers”). It answers the rental enquiries they receive on their Facebook Pages, on Facebook Marketplace and on their Instagram accounts, and books apartment viewings.
These terms apply when you message a Page or Instagram account that uses Occupo. By writing to it, you agree to them. If you do not, contact the property manager by phone or email instead. Property managers who use Occupo are also bound by their service agreement with us, which prevails over these terms where the two differ.
1. What the service is
The assistant answers questions about apartments the property manager has available for rent, and can propose, confirm, change or cancel a viewing. It is an information and scheduling tool only.
2. You are talking to an automated assistant
Replies are generated automatically by artificial intelligence, not written by a person in real time. The assistant may misunderstand a request or state something inaccurately. You can ask to speak with a member of the leasing team at any time, and they will follow up.
3. No lease, offer or reservation is created here
Nothing the assistant says is a binding offer, a lease, a reservation, or a guarantee that a unit is or will remain available. A rental exists only through a written lease signed by the tenant and the property manager.
- Prices, availability and unit details come in good faith from the property manager’s current listings. They may change or contain errors, and are not a price guarantee.
- A booked viewing is an appointment to see a unit. It does not hold, reserve or assign that unit to you.
- Tenant selection follows the property manager’s own application process and applicable law. The assistant does not approve or decline applications.
Where anything the assistant says conflicts with a written lease, a signed document, or information the leasing team gives you directly, those prevail.
4. Acceptable use
- Do not use the assistant for anything unlawful, abusive, harassing, discriminatory or fraudulent.
- Do not try to disrupt, overload, reverse-engineer or gain unauthorized access to the service.
- Do not impersonate another person or submit information you know to be false.
- Do not send payment card details, government identifiers or passwords. We never ask for them in a conversation, and you should not provide them.
We or the property manager may stop answering, or block, a conversation that breaches these terms.
5. Availability
We aim to keep the assistant available and responsive, but we do not guarantee uninterrupted service. It depends on Messenger, Instagram and other third-party infrastructure outside our control, and may be unavailable during maintenance or outages.
6. Privacy
How your personal information is handled is described in our Privacy Policy. To have your data deleted, see our Data Deletion Instructions. Your conversation also exists on Messenger or Instagram and is separately governed by Meta’s own terms and privacy policy.
7. Limitation of liability
To the extent permitted by applicable law, we are not liable for indirect or consequential losses arising from your use of the assistant, including losses resulting from inaccurate information, a missed or incorrectly scheduled viewing, or an interruption of the service. Nothing in these terms limits a right that the law does not allow to be limited, including under Québec’s Consumer Protection Act and the Civil Code of Québec.
8. Changes to these terms
We may update these terms from time to time. The “Last updated” date above shows the most recent revision, and material changes are reflected on this page.
9. Governing law
These terms are governed by the laws of the Province of Québec and the applicable laws of Canada. The courts of the judicial district of Montréal have jurisdiction over any dispute.
